Castle Pines City Council approved an ordinance that will allow single family attached and/or multifamily residential development to be added as allowable principle uses on the 15.86-acre parcel of land known as PA7 in the Castle Valley Planned Development.

On October 8, the Castle Pines City Council unanimously passed Ordinance No. 19-12 on first reading, which, if approved on second reading following public hearing, would allow single family attached and/or multifamily residential development to be added as allowable principle uses on the 15.86-acre parcel of land known as PA7 in the Castle Valley Planned Development (PD).
The initial development approval and zoning for the property (formerly known as Lagae Ranch) was submitted in 2008 (ZR08-001) and included “community/commercial” as allowable land uses. This included school, church, bank, cultural facility, open space/trails, park/playground, recreational facility, daycare, health club, town hall, community center, retail, and professional offices as potential principle uses.
In 2016, developer Ventana Capital submitted its First Major Amendment to the PD, requesting that self-storage, car wash, cell tower, office with warehouse storage and municipal services be permitted. The proposed amendment was ultimately denied based on the grounds that it adversely affected public interest and or enjoyment of the adjacent land and it was primarily not compatible.
This Second Major Amendment to the PD adds “residential” single family attached uses, including townhomes, patio homes, cluster homes and duplexes, as well as multifamily uses at a density of 12.5 dwelling units/acre or 195 units within the planning area. The amendment also eliminates town hall as an allowable use.
City Council will vote on second reading following the public hearing during the regularly scheduled council meeting on November 12 at 6:30 p.m.
